A Big Change Proposed for Wellington West

If you know the Aurora Highlands area, you’re likely familiar with the stretch of Wellington Street West that still has some of those original, single-family homes on large lots. Well, a significant new community is being proposed for that very spot, at 511-543 Wellington Street West.

The developer, Armis Holding Inc., has a vision to take that 3.6-acre area (currently home to four houses) and build a modern, high-density enclave.

So, What’s the Plan?

Instead of traditional townhomes, the proposal is for 116 back-to-back stacked townhouses.

Think of these as a clever hybrid—they offer the feel of a townhouse (with your own front door) but are “stacked” in a way that’s more like a condo, allowing multiple homes in one building. It’s a style that’s becoming very popular for bringing new, more affordable family-sized homes to established neighbourhoods.

The 116 homes would be grouped into four main blocks, forming a brand-new private community.

The Best Part? No Surface Parking.

Here’s the key feature that makes this proposal stand out: all the parking is planned to be completely underground.

This is a huge deal for the look and feel of the community. Instead of having the neighbourhood dominated by driveways and asphalt, it allows for more green space, pathways, and a cleaner, more pedestrian-friendly vibe. The plan calls for 123 spots for residents and another 23 for visitors, all tucked away out of sight.

Where Things Stand Now

It’s important to know this isn’t a “done deal.” The project is still in the planning and approvals phase with the Town of Aurora.

The developer submitted their official plans in late 2024, and there was a public meeting in early 2025 where neighbours came out to have their say. As you can imagine, a project that brings this much change has people talking. Some residents have raised concerns about the density (how many people will be living there) and the potential for increased traffic from a single entrance onto Wellington Street.

This is all part of the normal city-building process. The developer is looking to add a significant new housing option to Aurora, and now they’ll be working with the town and the community to see if they can find the right fit.
