PropertyMesh.ca (“PropertyMesh”) is committed to transparency. This page explains in plain language how our site operates, how we earn revenue, and the limits of our responsibility.

Our Role

PropertyMesh.ca connects consumers with licensed REALTORS® (members of CREA) and provides seller listing programs.

  • In Toronto: Services are primarily provided directly by Faiza Ahmed, Broker (RECO #4791581).
  • Outside Toronto: We match you with licensed partner REALTORS® whose performance and licensing are verified by us.

All licensed real estate activity is carried out under International Realty Firm, Inc., Brokerage (RECO #4799095). PropertyMesh itself is not a separate brokerage of record; your agreements are with International Realty Firm, Inc., Brokerage and the REALTOR® assigned to your file.

How We Earn Revenue

  • Seller Programs Sellers who list with us typically choose one of three service levels:
    • Tier #1 (Flat-Fee Full-Service REALTOR® (Listing Side)): fixed fee of $5,000.

    • Tier #2 (Premium Full-Service REALTOR® (1% Listing)): Full-service listing including enhanced preparation. Typically 1.0% of the sale price for properties listed at $1.2M or more, and 1.25% or higher (as agreed in writing) for properties below $1.2M.

    • Tier #3 (Mere Posting): A listing-only service ($1,499) where the seller manages their own showings and negotiations.

  • Buyer Cashback Buyers may receive a commission rebate (typically 1.0%–1.5%), confirmed in writing before signing a Buyer Representation Agreement (BRA).
  • Builder/Referral Arrangements PropertyMesh may receive compensation when connecting consumers with builders or third-party REALTORS®.

  • Binding Agreements: Commission rates, fees, and rebates are only binding once documented in your signed Representation Agreement (Listing Agreement or BRA).
  • No Professional Advice: PropertyMesh does not provide financial, legal, tax, or investment advice.
  • Data Accuracy: Property listings, market data, calculators, and other information are provided for general information only. Accuracy, completeness, or currency is not guaranteed.
  • US Market Data: Some articles may cite research from US-based entities (e.g., Bright MLS) to illustrate general economic principles of MLS® exposure. Please note that market dynamics and regulations in Ontario may differ.
  • Licensing: Consumers are encouraged to confirm REALTOR® licensing directly through the RECO Public Register.
