In Ontario, distressed properties are sold under power of sale — the local equivalent of what is commonly called a foreclosure. Lenders list these homes on the open market, and this page detects and tallies them automatically.

Methodology & Notes
Source. Live IDX/VOW MLS feed data covering the Greater Toronto Area (Toronto, York, Peel, Durham and Halton regions), refreshed nightly.
Detection. MLS data has no structured “distressed sale” flag. Listings are identified by scanning agent remarks for the phrases “power of sale” and “mortgagee”, with negated phrasings excluded. This will slightly undercount lender sales that are not disclosed in remarks.
Terminology. Ontario lenders sell defaulted properties under power of sale, not foreclosure — the lender sells the home and any surplus above the debt goes to the owner. Judicial foreclosure is exceedingly rare in Ontario.
History window. The series begins October 2025, the point from which our feed fully captures cancelled and expired listings. Earlier data exists only for completed sales and would understate inventory, so we do not chart it.
Definitions. “Active” = listed and not yet sold, expired or cancelled as of month end (current month: as of last night). “Sold” is dated by the purchase-contract date. Figures may be revised slightly as late status changes arrive from the MLS.
