Context

The Bank of Canada's September interest rate cut was welcome news for homebuyers, making monthly mortgage payments more affordable.

TRREB reports a year-over-year sales increase alongside a smaller rise in new listings, leaving buyers with substantial choice. With borrowing costs trending lower, affordability is improving, but negotiating room has kept average prices below last year.

On a seasonally adjusted basis, September sales were up from August while new listings edged lower; the MLS® HPI Composite dipped by ~0.5% month over month and the average price was roughly flat (+~0.2%).
