Live/Work Spaces for Rent in Toronto

    ... Listings
    Sort: Newest First

Renting a live/work space means one lease, one address and one commute of about ten steps. For a freelancer, therapist, maker or small studio, it replaces the cost of an apartment plus a separate commercial lease with a single unit where working — including seeing clients — is actually permitted, not just tolerated.

    Who rents live/work in Toronto

The typical tenants are self-employed professionals whose work needs more legitimacy than a kitchen-table setup: designers and photographers who need a shootable studio, practitioners who book clients at the address, e-commerce sellers who need storage and a packing area, and consultants who want a registered business address with a door that isn't their bedroom. Most listings are loft-style condos or ground-floor units with street presence, concentrated in the west-end corridors and the older main streets.

Understand what kind of lease you are signing

This is the single most important question. A live/work condo rented as a residence generally falls under Ontario's residential tenancy rules, while a unit rented primarily as commercial space — or a storefront with an apartment — may be a commercial lease, where those protections don't apply and terms are whatever the contract says. The same physical space can be papered either way, so read the lease and ask the listing agent directly which regime applies before you sign.

    Questions to ask before signing

Beyond the lease type, confirm the practicalities in writing: Is your specific business among the permitted uses in the zoning or the condo declaration? Can clients visit, and during what hours? Is signage allowed? Does the building's insurance expect you to carry your own commercial liability policy on top of tenant contents insurance? If you'll receive commercial deliveries or use the freight elevator regularly, ask how the building handles that. A landlord who has rented to business tenants before will answer these quickly; hesitation is its own answer.

    Insurance and taxes, briefly

Plan on two coverages: standard tenant insurance for your belongings, and commercial general liability if clients come to the unit — many condo corporations and landlords require it. On the tax side, a portion of your rent may be deductible as a business expense when part of the unit is genuinely used for work; your accountant can tell you how much applies to your situation.

Every rental below mentions live/work use in its MLS® description and is inside Toronto. Supply is genuinely scarce — often only a handful of units city-wide — so if the layout works for your business, move quickly and come prepared with the documents a business-tenant application needs.

    FAQs

Is a live/work rental covered by Ontario's residential tenancy laws?

It depends on how the tenancy is structured. A unit rented primarily as a residence generally falls under residential tenancy rules even if you also work there, while a space leased primarily for commercial use — or under a commercial lease — is not covered by those protections. Ask which type of lease is being offered and have it reviewed before signing.

Can I see clients at a rented live/work space?

Usually that is the point of a live/work unit, but the details depend on the building. The zoning or condo declaration defines the permitted uses, and the corporation's rules may limit visitor hours, signage or foot traffic. Get written confirmation that your intended use — including client visits — is allowed.

What insurance do I need for a live/work rental?

Typically two layers: tenant contents insurance for your personal belongings, and commercial general liability coverage if clients or deliveries come to the unit. Many landlords and condo corporations require proof of the commercial policy before a business use begins.

Can I deduct my rent as a business expense?

A portion of rent attributable to the workspace is commonly deductible for self-employed tenants, based on how much of the unit is used for business and how regularly. The right percentage and documentation depend on your situation, so confirm the specifics with an accountant.

Why are there so few live/work rentals in Toronto?

Because few units carry a genuine work designation in the first place, and owners of those that do often occupy them themselves. At any given time only a small number are offered for lease city-wide, which is why acting quickly on a suitable listing matters more here than in the general rental market.
