Ranked by how long a home actually spends on the market — not just its final listing. When a home is relisted, we chain the listings together, so a “sold in 5 days” that followed two failed listings counts its full time on market. That is the difference between this ranking and the days-on-market figure on a listing sheet.

What a Fast Market Actually Means

A short median market time tells you demand is absorbing supply quickly — sellers get offers sooner and buyers have less time to deliberate. It does not tell you whether homes sell above or below asking; some fast markets clear quickly because sellers price sharply, not because buyers bid up. Pair this ranking with the above-asking report to see which fast markets are also competitive on price.

Because our market time merges relisting chains, our figures run longer than boards that reset the clock on every relisting — and closer to a buyer's real experience of how long a home has been for sale. This report describes how quickly homes have sold in past periods. It is not investment advice, and market speed is not a prediction of price growth — fast markets can cool and slow markets can tighten within a quarter. City figures require at least 50 eligible sales for the period; smaller markets are excluded rather than ranked on unstable samples.
