Tier 1: Flat-Fee Full-Service REALTOR® (Listing Side) $5,000 Fixed Fee

Our comprehensive flat fee realtor is a full service representation package which includes MLS® listing, professional photography, staging consultation, expert negotiation, and more — similar in scope to a traditional full service which costs typically 2-2.5% listing agent commission, but at a fixed $5,000 listing fee.

Tier 2: Premium Full-Service REALTOR® (1% Listing) 1% Commission

Tier 2 — our “one percent realtor” full-service listing option — includes everything in Tier 1, plus professional staging. Enhanced preparation (such as professional cleaning and furniture moving assistance) is also included where agreed upon in your listing strategy.

(Note: Our Tier 2 Premium Full-Service REALTOR® (1% Listing) is available when your property’s list price in the Listing Agreement is $1,200,000 or higher. For homes listed under $1,200,000, the Tier 2 listing commission will be 1.25% or higher, as agreed in writing, and is calculated as a percentage of the final sale price once the transaction closes. Tier 1 remains a $5,000 fixed listing fee (plus HST), regardless of the final sale price.

*With our full-service listing options, a $500 listing deposit is due when you sign the Listing Agreement. If the property sells and closes under that listing, the $500 is credited toward your commission at closing.

If the listing is cancelled, expires, or the property does not sell, the $500 is not refunded. It is allocated to direct costs, including MLS® setup, photography coordination, and administration. When no sale is completed, there is no additional commission payable.

In both tiers, you receive end-to-end support — pricing, preparation, MLS® exposure, marketing, showings, offer negotiation, and paperwork — comparable to a traditional full-service 2.5% listing agent. The difference is how the listing fee is structured and how much in-person prep (staging, cleaning, furniture moving) is bundled in.
